Selling Your Home

When you work with me to sell your home, I’ll make sure you are informed every step of the way. The following is my proven sales process.

Prior To Meeting

Prior to our initial meeting, I will send you an information packet which includes a comparative analysis of properties in your area with similar features and size. Feel free to review the materials at your convenience; please know that I'll be happy to answer any questions throughout every step in my process.

Consultation & Listing Agreement

This no-obligation consultation is your opportunity to discuss your real estate goals and establish our expectations. During this time we will discuss your goals, price range, preferences, and desired outcome. Your feedback will help me create a roadmap that fits your specific needs and wants.

Once we both agree that it makes sense to work together, we will detail all commitments and deliverables in a Listing Agreement. This commitment to work with me for a given period of time will lend my team and I the freedom to invest our time and resources to effectively market your property.

Preparing Your Home

To make the process as streamlined and stress-free as possible, I will handle all the logistics of the go-to-market plan. This includes:

Pre-Inspections

Normally part of the buyer’s due diligence, pre-inspections let us know what to expect. They can also help us preempt potential issues down the road.

Repairs & Upgrades

We will work together to define which repairs or upgrades are within reach, and which will result in the greatest value for your property. At a minimum, I often recommend painting, flooring, and landscaping.

Staging

Replacing your existing furniture with professionally staged pieces will elevate the appeal of your property to potential buyers, allowing them to “see themselves” living there.

Pricing & Promotion

Pricing

To determine the proper asking price, we evaluate current market conditions, comparable homes, and the features and amenities of your property that will increase value.

Marketing

Attracting the right buyer requires a custom marketing plan specific to your property. We will combine traditional and online tactics to ensure high-level interest in your home. A marketing campaign may include:

  • Open houses, broker tours, & neighborhood events
  • Professional photography, video, & 3D walk-throughs
  • Print collateral, brochures, advertising, & direct mail
  • Search engine & social media marketing
  • Leveraging a large private network of agents and brokers

Negotiation & Closing

Offers, Escrow, Closing, & Beyond

As your agent, I will receive and review all offers to achieve the ideal combination of the best offer and the right conditions. I will work directly with the buyer’s agent and mortgage broker to verify the buyer’s ability to purchase your home, AND I will negotiate the most favorable offers, timing, and terms.

Throughout the escrow process, I will regularly communicate progress until your payment is in hand.

My involvement will not stop there! My commitment to you goes far beyond the sale of your home. My goal is to become your trusted advisor for any and all real estate needs, so I will continue to remain in touch even after your sale.
